"Pulte Home Orlando, FL Fraud rip off. Between 11/2007 and 4/2008 Pulte homes sales staff ripped off unsuspected home buyers in the Orlando area in a community located near the Orlando Convention center called Vista Cay. According to Court documents, Pulte homes sold dozens of homes in the Orlando area at higher sales prices, paying an 8% real estate commission plus a $50,000.00 to $70,000.00 selling bonus to the selling realtor. Now what really took place in this situation? Pulte homes sales staff assisted the buyers in getting a large portion of this money back in their pockets at closing. I believe some of the cash went back into the pockets of the sales staff from Pulte. Pulte Homes supplied my real estate company with a sales contract with a much lower commission to keep from raising suspicions. But after obtaining the finial HUD-1 statements provided to the lenders such as SunTrust and Chase, I found that there was sales commissions appeared to go to my company which I never received. The average commission was about $90,000.00 on a $335k purchase. Sounds a little fishy, right? I have been a real estate agent for 13 years and mortgage broker for at least that long. When I discovered I was taxed by the IRS for over $1 million in revenue I never received I contacted Pulte home office in Michigan. I was routed to an office in the Orlando area. After a meeting with the VIPs of the company and several e-mails Pulte informed me that the sales staff did not do anything out of the ordinary and nothing wrong. Well, I beg to differ. My questions are as follows. 1. How did the sales contracts and closing statements inflated by 100k get by the bean counters in Michigan? When we all know production builders are all about the bottom line. 2. How does Pulte explain sales contracts that they provided to me with sales commissions about 92k less per transaction then what really happened? 3. What is Pulte doing for all the other buyers that purchased homes in a 14 month time frame that paid far too much? What this did was artificially inflate the value of all the homes sold in this time frame. YOU PAID 100,000.00 more then what you should have in that time frame. 4. What about the other homeowners struggling to re-sell condos that are worth less then a 1/3 of what the original cost was. 5. What about the Home Buyers that lost their homes because of Pulte Homes Greed and fraudulent dealings. This is all public record and I would be happy to review your closing documents to see if you have fallen victim of Pultes Scam. Email me today or have your Lawyer contact me. "Well, its my first time posting, and let me just say, that my mom is the not so proud owner of a poorly built home by pulte/centex. My mom bought a home in the Lake Providence Del-Webb community in Mt. Juliet, TN. I have taken several videos and posted them on youtube showing the various construction defects. Here is a link... Check them out, comment, and let me know what you think. By the way, im no professional when it comes to making these videos so if its shaky, or I tend to ramble a bit, just bear with me. Perhaps I expected a bit too much, but when you build a cookie-cutter style home, I expect it to be done right, and without flaws. Afterall, my friends 4 year old is capable of baking perfect cookies with a cookie cutter, why should a bunch of professional home builders be any worse? And why, since the house was bought in june 2009 have the problems still not been fixed to this day?"

"My husband and I are looking at the Del Webb 55+ in Sun Carolina Lakes and other Del Webb commiunities in the south. We stumbled upon this forum and we are very dismayed. We were at the Del Webb communities in Raleigh, NC and Fort Mill, SC and had no idea of the problems. Can anyone let us know if these communities and workmanship is any better. Quite honesstly, we would look at other 55+ communities with similar amenities, however it seems that Del Webb has cornered the market. Does anyone know of any other 55+ communities besides Del Webb? Any help would be greatly appreciated since we have about 2 years to "retire" and we don't want to make a mistake! Thanks so much! Sandy and Art "

"We lost a battle.After 13 months of repairing a ceiling that was defected when built Pulte refused to fix it. We took them before a building code committee and of course they voted for Pulte. I wonder how much they were paid off to side with Pulte."

"Wondering if anyone has experienced this particular issue: Our neighborhood has no water pressure to speak of. When my wife does the laundry, I have to wait until she's done to take a shower. Forget about trying to run the dishwasher and the washer at the same time. And my next-door neighbors and I have to coordinate on staggering when we water our lawns to make sure there's enough pressure in our irrigation systems. It's so bad that a brand new Pulte house burned to the ground down the road because the fire dept couldn't get enough pressure out of the hydrants. When we call the water company, they say that Pulte is supposed to put in 2 water towers and that will fix the problem. When we call Pulte, they say the water company is supposed to put in the towers and that its up to the water company. Meanwhile, my neighbors and I watched as our lawns nearly died this summer. It's gotten so bad that we've started referring to our neighborhood as Britton Dribbles instead of Britton Falls - because the water only seems to dribble out of the faucet. Has anyone else experienced this in a Pulte community? Did Pulte ever do anything to fix it? "
